A Compulsory Registration Area (CRA) is a designated region or locality where it is mandatory by law for property owners to register their land or real estate transactions with the relevant government authority. These areas are typically identified by local authorities to ensure proper documentation and legal recognition of property ownership and transactions. The compulsory registration of property within these areas helps maintain transparency, prevent disputes over ownership, and provide a reliable record of land transactions. Failure to register property transactions within a CRA may result in legal consequences or complications in proving ownership rights.
An area where it is compulsory to apply for registration of an estate in land with the land registry when a particular event occurs (see Events Triggering FirstRegistration). Since 1st December 1990, the whole of England and Wales has been a compulsory registration area.
